This month I comment on the value of riding my e-bike around Charlottesville now that gas prices are approaching $4 a gallon. And some commentary about the Iran war and its effect on the Charlottesville real estate market. A client texted me
Q: “Real question - what does a war with Iran change about selling a house? “
A: Honestly, I think people will want shelter more.
And that’s it, and shelter is something I am ever more aware of when I’m showing houses or riding my bike home, and the noise overhead is not drones or missiles. My clients all care about resale value, but for the most post, their primary concern is having a place to live.
I tell the short story of how an old client’s safety threshold was different than mine, and many if not most of my clients, and how I do my best to not apply my comfort and safety levels to my clients.
Do you ever notice the sounds of the birds? Or when you don’t hear them? The missing sounds of birds is one of the reasons a client wanted to move out of a new construction neighborhood.
A recent client told me that I had been “a help and not a hindrance” in his home buying process. I really don’t like the term “journey.”
I dig into the Charlottesville real estate market and some current trends - using charts I’m developing using Claude, and I have a nice big chart showing cash sales in Charlottesville and Albemarle — north of one millions dollars and most sales are cash.
